If the secondary mortgage market and some financial institutions do not order as many appraisals in the future, appraisers must have other clients, likely non-lender clients, who will provide appraisal work. Appraisers must know who, how, and where to go to pursue that type clientele to maintain their appraisal businesses. There are some advantages in doing non-lender work, which we'll identify. When one pursues a clientele it must be done in a way that complies with the Ethics Rule in USPAP. This Rule requires the appraiser to exhibit proper Conduct and Management in their appraisal business.
