Income Capitalization Overview

A great beginner course, one to enhance the appraiser's existing knowledge, or a great review of the income approach. Basic to complex applications of the income approach will be applied. Development of income (PGI, EGI, NOI, PTCF, Im), income rates (Ro, Re, Rm, etc.) and yield rates (Yo, Ye, IRR, etc.) will be derived. The appraiser will develop values of fee simple and leased fee estates. Even and uneven cash flows will be used to develop values.

The class will begin with terminology and development of a Net Operating Income, but end with more complex applications of the Income approach.

The course was developed with the premise the attendee had minimal knowledge of the Income approach, but progresses quickly to enable the more experienced appraiser to learn much from having attended the course. Students to bring a HP 12C calculator.
